What's More Valuable: Waterfront or River Front

Here in the Oshkosh WI area the largest body of water

is Lake Winnebago. Homes on Lake Winnebago tend to sell fairly quickly if priced effectively because of the desire to be on the water. Lake frontage is rare because they are not making any more of it. And, it is always going up in value.

Now, river frontage is a little less desirable depending upon the individual. Depending upon which river & where you are located, it may not have access to the big lakes. If you were ever thinking about buying a house on the river I would make sure that you can access Lake Winnebago via boat.

The nice part about living on the river is the ability to leave in your dock all year long. Typically the river won't destroy your dock as would the lake from the ice shelves. However, you don't want to have an ice chunk take out your dock & have it float down the river.
