Owning a fixer-upper property might not be all it is pictured as. IF you watch the shows on HGTV you see an entire 4-8 week renovation done in 30 minutes... "That doesn't seem too bad!"
What they aren't showing you is the 6 person crew working on the property every day to get it finished in that time frame.
In order to run a successful house flipping business, your new several cogs of the gear turning at the same time. You need the money to buy the deals. The cash flow to sustain the deals. The contractors to work on them. And the Real estate agent to sell them.
If any of those factors are out of line then your flipping business will falter and you will be in for hard times. We have done it in the past where we have 2/4 or 3/4 of those items and it has still been a struggle.
Especially when flipping houses, never underestimate the amount of cash flow you will burn through on the renovation. If you don't have funds to keep the payments current you may end up foreclosing on the house and damaging your credit.
