Tip #1 Give Your Tenants Plenty of Notice

I would recommend talking things over with the tenants & just being upfront & honest with them. Obviously you are still the owner of the property that they are living in. They need to abide by your rules & regulations and be courteous to the potential new buyers when sufficient notice is given. Give them a heads up you are looking to sell & then provide them with 24-48 hour notice for all showings that will occur. In the past we typically ask them during what hours of the day showings will work best.


Tip #2  Incentivize Your Tenants

Every tenant is more cooperative when they know they get something in return. For example - if you say I will cut your rent by 25% if you allow us to show the property whenever. They will be much more flexible & allow you to have far more showings. Otherwise, if you allow them to rent for free for the time the property is listed it could be another way to help out.


Tip #3  Set the Standard

When the landlord does not make it 100% clear how things will be handled when it comes time to list the property there becomes several issues. As a landlord you should have ground rules in place that the units need to be in show-ready condition in order to sell the property for the most amount of money. The worse the look of the unit, the better chance they will have of being evicted.


Tip #4  Be a Truth Teller

It is not hard to believe that most landlord’s claim to “Not know what is wrong with their property”. The worst thing for a landlord is when the tenants go on complaining about the property. If you try & hide the known defects from the new buyer, one way or another they will figure out. Always be a truth teller & you will have no issues :)
